- Strong tenants background checks: credit reports, landlord verification, employment verification, criminal & eviction background reports.
- Annual property inspections
- Rent collection and on time landlord dispersement with owner’s statement
- Handle repairs or general property management issues
- Arrangement of eviction process.
Expenses & Deposits
Management Service fee

- 8% of gross rent receipts (Minimum Management fee of $100.00)
- Management Fee is only charged when rent is received
- Handle all HOA (Home Owner Association) violations
- Accounting service, annual 1099 along with annual expense report.
Set Up Fee (one time only) = $300.00

- Set up a property & tenant account in the management system
- Property Analysis provided to determine the list price of your property
- Marketing Photos for a rental house
- Listing ads on MLS and 100+ rental websites
- Installation of electronic lock box for safety
- Applied $100 for a new tenant account set up after 2 year tenancy in the same property
Referral Commission

- Commission can be varied between $300 and $500 depending on high end lease or urgency. It will be paid to the only agent who referred the accepted applicant.
No hidden fees applied
Initial reserve deposit

- The initial reserve is refundable deposit to owner when the management agreement is terminated and $300 for covering mostly minor repair cost,
- Reserve is started and deducted from tenant’s 1st month’s rent
Security Deposit

- One month rent will be deposited into the tenant trust account
- Cleaning Deposit
- $200 or $300 cleaning deposited
- Pet Deposit
- Between $300 and $500 deposit
